A 4-room HDB flat takes one cleaner roughly three to four hours for a proper weekly or fortnightly clean, and six to eight hours for a deep clean. For a busy family, the trick is to split the work: let a cleaner handle the time-consuming jobs like bathrooms, floors and the kitchen once a week or fortnight, and keep a short daily routine for the mess that builds up in between.
Here's how to plan it.
The typical 4-room flat
4-room flats are among the most common flat types in Singapore. Newer ones are generally around 85 to 93 square metres. Older 4-room flats are often bigger, with layouts that vary by estate and decade. A typical layout includes:
- Three bedrooms, with the master bedroom's attached bathroom
- A common bathroom
- A living and dining area
- A kitchen with a service yard
- A household shelter in newer flats
Compared with a 3-room flat, you have an extra bedroom and more floor area, but the same number of bathrooms. So cleaning time goes up mostly because of floors, bedrooms and the bigger living area, not the wet areas.
Why families find 4-room flats hard to keep clean
Families with young children or teenagers tend to fill a 4-room flat to capacity. More people means more laundry, more cooking, more shoes at the door and more things on every surface. A few patterns come up again and again:
- The living room becomes a playroom. Toys, crumbs and sticky handprints spread across the sofa and floor.
- The kitchen works overtime. Daily home cooking, especially frying and stir-frying, coats cabinets and the hood with grease.
- Bathrooms are in constant use. With four or five people sharing two bathrooms, they rarely stay dry long enough to resist mould.
- The third bedroom turns into a store or study. It collects dust and clutter.
How long cleaning a 4-room flat takes
Estimates for one cleaner:
- Weekly regular clean: 3 to 3.5 hours
- Fortnightly regular clean: 3.5 to 4 hours
- First session or catch-up clean: 4 to 6 hours
- Deep clean: 6 to 8 hours, or two cleaners for about half the time
- Move-out clean, empty flat: 5 to 8 hours
The biggest variables are how much you cook, whether you have pets, and how much clutter needs to be moved before surfaces can be cleaned.
A weekly routine that splits the work
The goal is a home that never gets out of control, without anyone spending their weekend scrubbing.
Every day (10 to 15 minutes, split among the family)
- Wipe the hob and counter after dinner
- Squeegee or wipe down the shower area after the last shower
- Quick sweep of the dining area after meals
- Toys back in their boxes before bed. Make it the kids' job.
- Rubbish out when it's full, which also keeps cockroaches and ants away
Two or three times a week
- Vacuum high-traffic areas: the living room, dining room and entrance
- Wipe the bathroom sinks and mirrors
- Run a load of towels and kitchen cloths
Weekly or fortnightly (the cleaner's session)
- Full vacuum and mop of every room
- Bathrooms scrubbed: toilets, sinks, shower area, floor stains, bin liners changed
- Kitchen counters, splashback, and the outside of the fridge, oven and stove
- Dusting of surfaces, shelves, aircon unit exteriors and window sills
- Bedrooms tidied, beds made, surfaces wiped
- Extras on request, like ironing or the balcony and gate
Monthly or quarterly
- Wipe inside the fridge and freezer. See fridge cleaning.
- Rinse aircon filters
- Wash curtains or vacuum blinds
- Clean the washing machine drum and detergent drawer

Getting the most from a cleaner's session
A few habits help a cleaner do more in the same number of hours:
- Clear the clutter first. A cleaner spending 30 minutes picking up toys isn't cleaning. A quick tidy the night before helps a lot.
- Say what matters most. If the kitchen is your priority this week, say so.
- Have the supplies ready. With Cleaning Assistant, you provide the cleaning products and equipment, which keeps costs down and lets you choose what's used around your children. Our list of cleaning supplies to prepare for your cleaner covers the essentials.
- Keep the same day and time. A predictable schedule makes it easier for the household to tidy beforehand.
What it costs
A weekly or fortnightly plan is $23 per hour, so a three-and-a-half-hour session is three and a half times $23. A first trial session is $20 per hour, and on-demand ad-hoc cleans are $26 per hour. There are no agency fees, levies or contracts, and on recurring plans we do our best to send the same cleaner each time. Tips for dual-income families
If both parents work, a weekly session is usually worth the extra hour compared with fortnightly, because the house never reaches the point where weekends get swallowed by catch-up cleaning. Our cleaning routine for dual-income families has more ideas, including how to split chores with older children.
Frequently asked questions
How many hours should I book for a 4-room HDB flat?
Three to four hours suits most weekly or fortnightly cleans. Book more for the first session or if the flat hasn't been cleaned properly for a while.
Is weekly cleaning necessary for a family of four?
Not always, but it helps. Families with young children, pets or daily home cooking usually find fortnightly cleans leave too much build-up in between. Weekly keeps it manageable.
Should I be home during the cleaning session?
It's up to you. Many families are home for the first session to show the cleaner around, then arrange access for later sessions while they're at work.
What's the difference between a regular clean and a deep clean for a 4-room flat?
A regular clean keeps on top of floors, surfaces, kitchen and bathrooms. A deep clean goes further, including inside cabinets, grout, window tracks, fans and behind furniture, and takes roughly twice as long.
