How Many Hours of Cleaning Does My HDB Flat or Home Need?

A well-kept 3-room HDB flat typically needs about 2.5 to 3 hours of cleaning, a 4-room flat about 3 to 4 hours, and a 5-room or executive flat about 4 to 5 hours. Those are estimates for regular upkeep. A first session, or a home that has not been cleaned properly for a while, usually needs an extra hour or more.
Below is a fuller estimate table, followed by the factors that push your number up or down, so you can book the right length of session from the start.
Typical cleaning hours by home type
These are typical estimates, not fixed quotes. They assume a standard scope: living areas, bedrooms, bathrooms and kitchen, with floors, surfaces, bathrooms and appliance exteriors cleaned. Extras like ironing are not included.

There is a minimum session length, so very small homes may be booked for slightly longer than the table suggests. That extra time can go on an extra like ironing or the balcony.
Why the first session takes longer
The first visit is a reset. Your cleaner is working through dust on top of wardrobes and window sills, grease on the kitchen splashback, soap scum on shower glass and grime around the toilet base, all of which built up before they arrived. Once that is cleared, later sessions are maintenance and move faster.
The cleaner is also learning your home: where supplies are kept, which floors need which product, and what you care about most. By the third or fourth visit on a recurring plan, sessions tend to settle into a predictable length. On recurring plans we do our best to send the same cleaner, which helps this along.
If your home is well beyond "a bit dusty", for example after months without cleaning, or after a renovation, a deep clean is usually a better first step than a long regular session.
What adds time
The number of bathrooms
Bathrooms are the slowest rooms per square metre. Toilets, sinks, glass, tiles and floor stains all need attention. Each extra bathroom typically adds around 30 to 45 minutes (estimate), more if there is limescale or mould.
Kitchen use
A kitchen that sees daily wok cooking builds up grease on the hob, splashback and nearby cabinet doors. Kitchens used mainly for reheating are much quicker.
Clutter

Pets and young children
Pet fur on sofas, rugs and under beds, and the extra floor and glass mess that comes with toddlers, both add time to every session.
Floor type
Large areas of marble or timber need careful handling with the right product and a well-wrung mop, which takes a bit longer than tile. See marble floor cleaning for why.
Frequency

- Add time for extras: roughly 30 to 45 minutes per additional bathroom beyond the usual for your flat type, and time for ironing or balcony cleaning if you want them.
- Add an hour for the first session if the home has not been professionally cleaned recently.
- Book that length, then adjust after two or three sessions once you see how long it really takes.

What happens if the cleaner runs out of time?

Does ironing count towards the session hours?
Yes. Ironing, balcony cleaning and other extras all come out of the same booked time. If you want them done regularly, add the time when you book so the standard rooms are not rushed.
