Tengah Home Cleaning: Construction Dust and New BTO Flats

If you have just collected your keys in Tengah, the single biggest cleaning job you face is dust. The town is still being built, which means fine construction and renovation dust gets into new flats long after your own contractor has left. The most effective approach is a thorough post-renovation clean before you move in, followed by weekly or fortnightly cleaning for the first year while the neighbourhood finishes building around you.
Tengah, the newest HDB town
Tengah is Singapore's newest HDB town, planned as a "forest town" in the west between Bukit Batok, Choa Chu Kang and Jurong West. The first residents collected their keys in 2023 at Plantation Acres and Plantation Grange, and the town is being built out across five districts: Plantation, Garden, Park, Brickland and Forest Hill. A wide forest corridor runs through it, and the town centre is planned to be car-free at ground level.
The Jurong Region Line, currently under construction, will serve Tengah with several stations once it opens in phases from 2027. Until then, most residents rely on buses to Bukit Batok, Choa Chu Kang and Jurong East.
Almost everyone in Tengah is a new homeowner: young couples, first-time families and some multi-generational households who chose larger flats. That means nearly every flat has gone through, or is going through, renovation at about the same time.
Why Tengah flats get so dusty
There are three sources of dust in a new town:
- Your own renovation. Carpentry, tiling, hacking and painting leave fine particles on every surface, inside cabinets and in window tracks.
- Your neighbours' renovations. With hundreds of flats being renovated in the same block over months, dust drifts into corridors and through gaps around doors and windows.
- Ongoing construction nearby. New blocks, roads and the rail line are still being built, so dust blows in whenever windows are open.
The fine white powder from cement, grout and sanding is the hardest to remove. A dry cloth just pushes it around, and a normal mop can leave streaks. It usually takes repeated passes: vacuum first, then damp-wipe, then a final dry wipe.
A first-year cleaning plan for a Tengah BTO
Before move-in: a full post-renovation clean
Book this after your contractor has finished and before furniture arrives. It should cover:
- Vacuuming and wiping every cabinet inside and out, including the tops
- Removing paint specks and adhesive residue from tiles, glass and fittings
- Cleaning window frames, tracks, grilles and sills on the inside
- Wiping down switches, sockets, doors and door frames
- Washing floors several times to lift fine dust
- Cleaning the bathroom fittings, which often have grout haze

Months 1 to 6: weekly cleaning
While your block is still being renovated, dust settles quickly. Weekly visits keep floors, ledges, the top of the fridge and the aircon unit exterior from building up a layer. Keep windows on the construction-facing side closed during the day if you can.
Months 6 to 12: move to fortnightly

Looking after new finishes
New flats come with finishes that are easy to damage in the first few months:

How long a clean takes for typical Tengah homes
These are estimates. Post-renovation work depends heavily on how much dust and residue your contractor leaves.
- 3-room BTO, regular clean: about 2.5 to 3 hours
- 4-room BTO, regular clean: about 3 to 3.5 hours
- 5-room BTO, regular clean: about 3.5 to 4.5 hours
- Post-renovation clean, 4-room: typically a full day or more, sometimes with two cleaners
- Post-renovation clean, 5-room: often longer than a 4-room, especially with extensive carpentry

Why does dust keep coming back after the post-renovation clean?
Neighbours in your block and nearby construction keep producing dust for months. That is normal in a new town, and weekly cleaning for the first several months is the practical answer.
Can I use a steam mop on my new vinyl floor?
Usually not. Many vinyl and SPC flooring makers advise against steam because heat and moisture can weaken the joints. Check your flooring warranty and stick to a damp mop.
