River Valley & Orchard Home Cleaning: Condos, Serviced Flats, Balconies
7 October 20265 min read
Homes in River Valley and Orchard tend to be compact, high-spec condo units with a lot of glass, stone and balcony per square metre. A part-time cleaner here is less about scrubbing big floors and more about keeping premium finishes spotless, bathrooms fresh and balconies free of city dust. Two to three hours a week or fortnight covers most units. Cleaning Assistant serves homes in River Valley, Orchard and across Singapore, with no agency fees or contracts.
Living in River Valley and Orchard
This is central Singapore at its most residential. Condos line River Valley Road, Killiney Road, Kim Yam Road and the streets running down to Robertson Quay and the Singapore River. Around Orchard, apartments sit behind the shopping belt along Orchard Boulevard, Cairnhill and Grange Road.
Transport has improved a lot in recent years. The Thomson-East Coast Line opened stations at Great World, Havelock, Orchard Boulevard and Orchard in November 2022, joining the existing North-South Line stops at Orchard and Somerset and the Downtown Line at Fort Canning.
The people who live here include:
- Expatriate professionals and families, often renting for two or three years
- Serviced apartment residents on shorter stays
- Couples and singles in one- and two-bedroom units close to work
- Long-time owners in older, larger apartments on quieter roads
The cleaning jobs that matter most here
Balconies
Many River Valley condos have generous balconies, sometimes larger than they look on paper. They gather a dark film of city dust from nearby traffic and construction, plus leaves, bird droppings and water in floor traps after rain. Sweep, mop, wipe the railings and glass panels, and check that drains aren't blocked. Our balcony cleaning guide covers the method and how often to do it.
Glass everywhere
Floor-to-ceiling windows, glass balcony doors and shower screens show every fingerprint and water spot. Use a dedicated glass cleaner, a lint-free microfibre cloth and a squeegee. Interior glass is part of every clean. Exterior panes are cleaned only where they can be reached safely from inside or from the balcony, never by leaning out of a high floor.
Stone and engineered surfaces
Marble floors, marble vanities and quartz kitchen counters are standard in many units. Acidic cleaners like vinegar or lemon will dull marble permanently. Stick to pH-neutral products and dry the surface after mopping to avoid water marks. For more, see our marble floor cleaning guide.
Open-plan kitchens
Compact units often have open kitchens with a slim cooker hood. Oil vapour drifts onto the sofa, the TV console and even the curtains. Wipe the hob and splashback after cooking, clean the hood exterior weekly, and keep the filters clean. Our cooker hood cleaning guide explains how to tackle the filters.
Ensuite bathrooms
Two-bedroom units commonly come with two bathrooms, both with rain showers and glass. Limescale on fixtures and mould in silicone are the main enemies in our humidity. Run the exhaust fan after showers and squeegee the glass.
How long a clean takes for typical River Valley and Orchard homes
These are estimates for a regular clean by one cleaner in a home that's been tidied.
| Unit type | Regular clean | With balcony and ironing add-ons |
|---|---|---|
| Studio or 1-bedroom | about 2 hours | 2.5–3 hours |
| 2-bedroom, 2 bathrooms | 2.5–3 hours | 3.5–4 hours |
| 3-bedroom condo | 3–4 hours | 4–5 hours |
| Large older apartment, 4 bedrooms | 4–5 hours | 5–6 hours |
Moving in or out takes much longer, especially with fully fitted kitchens and wardrobes to wipe inside. Our condo cleaning guide has more on planning those cleans.
Practical tips for condo living here
- Check your condo's rules. Some managing agents ask for visitor registration or set hours for contractors. Let us know so your cleaner arrives prepared.
- Keep supplies in one place. Compact units have little storage, so a single caddy in the household shelter or a kitchen cabinet works well.
- Plan around building works. Central areas see frequent construction, which means more dust on balconies and sills. Increase balcony cleaning during heavy works nearby.
- Use add-ons wisely. Ironing and balcony cleaning are popular extras for busy professionals.

Frequently asked questions
Can you clean the outside of my condo windows in River Valley?
We clean exterior glass only where it's safely reachable from inside the unit or the balcony. High-rise exterior windows that need special access are handled by your building's façade contractor.
Is a cleaner worth it for a 1-bedroom serviced apartment?
Many serviced apartments include basic housekeeping, so check what your package covers first. For a private 1-bedroom unit, a fortnightly two-hour clean keeps it in good shape without much cost.
What should I avoid using on marble in my condo?
Avoid vinegar, lemon, bleach and abrasive powders. Use a pH-neutral stone cleaner and a soft mop, and dry the floor after cleaning.
Do you need my condo's access card?
That depends on your building. Some residents meet the cleaner at the start, others register them with security. Tell us your building's process when you book.
