Move-Out Cleaning in Singapore: The Complete Guide for 2026
4 October 20268 min read
Move-out cleaning in Singapore is a top-to-bottom clean of an empty, or nearly empty, home so you can hand it over to a buyer, landlord or new tenant in good condition. It is more thorough than a weekly clean because nothing is in the way: you can reach behind where the sofa stood, inside every cabinet and along every skirting board. For most HDB flats it takes one cleaner somewhere between four and nine hours, depending on size and condition.
This guide covers the whole moving process, whether you are leaving a home or arriving at one, and links to detailed guides for each situation.
Move-out vs move-in cleaning: what's the difference?
The work overlaps a lot, but the goal is different.
| Move-out cleaning | Move-in cleaning | |
|---|---|---|
| Who it's for | Sellers, tenants, landlords between tenants | Buyers, new tenants, BTO owners |
| Main goal | Return the home in a condition that passes inspection | Make the home hygienic before your things go in |
| Typical focus | Marks, grease, limescale, mould, cabinet interiors | Dust from previous occupants or renovation, kitchen and bathroom sanitising |
| Timing | After the movers leave, before handover or final inspection | After key collection or renovation, before furniture arrives |
| Hardest part | Grime that built up while you lived there | Unknown history, plus renovation dust in new homes |
If you are moving from one home to another, you may need both: a move-out clean on the old place and a move-in clean on the new one, often within the same week.
Which moving situation are you in?
Each of these has its own detailed guide:
- Selling an HDB resale flat. Buyers usually do a final walk-through before completion. Our guide to HDB resale flat handover cleaning covers what to clean and when.
- Renting and moving out. Your deposit often depends on the state of the unit. See end-of-tenancy cleaning and how to get your deposit back.
- Letting a property. Landlords and agents turning a unit around between tenants can use our turnover checklist for cleaning between tenants.
- Collecting keys to a new BTO. New flats come with their own dust and defects check. Read BTO key collection cleaning.
- Moving into a condo. Condo moves involve management rules, lift bookings and balconies. Our condo move-in cleaning guide walks through it.
- Planning the whole move. For a week-by-week plan from four weeks out, see the moving house checklist for Singapore.
What a move-out clean includes
Because the home is empty, a move-out clean goes further than a regular session. A typical scope looks like this.
Kitchen
- Wipe inside and outside all cabinets and drawers, including the top of wall cabinets where grease and dust settle
- Degrease the splashback, hob surround and the exterior of the cooker hood
- Clean the exterior of the fridge, oven and stove (inside the fridge too, once it's empty and switched off)
- Scrub the sink, tap and the area behind the tap where limescale gathers
- Mop the floor, including the strip where the fridge stood
Bathrooms
- Descale taps, showerheads and shower screens
- Scrub grout and floor stains, and wipe silicone lines
- Clean the toilet thoroughly, including under the rim and around the base
- Wipe mirrors, cabinets and the exhaust vent cover
- Clear hair from floor traps and sink drains
Bedrooms and living areas
- Wipe inside built-in wardrobes and shelving
- Clean window interiors, frames, tracks and sills
- Wipe skirting boards, switches, power points and door frames
- Dust the exterior of aircon units and ceiling fan blades if safely reachable
- Vacuum and mop every floor, including corners that furniture used to cover
Extras worth adding
- Service yard and laundry area
- Balcony, main door and gate
- Window grilles that are reachable from inside
What we don't cover: internal aircon servicing or chemical washes, pest control, and exterior window work that can't be reached safely. If your tenancy agreement asks for professional aircon servicing, book an aircon specialist separately.
How long does a move-out clean take?
These are estimates for one cleaner working in an empty home that has had normal use. Heavy grease, mould or limescale adds time, and two cleaners can split the hours.
| Home type | Estimated hours (one cleaner) |
|---|---|
| Studio or 2-room flat | 3 to 5 hours |
| 3-room HDB | 4 to 6 hours |
| 4-room HDB | 5 to 8 hours |
| 5-room or executive HDB | 7 to 10 hours |
| Condo, 2 to 3 bedrooms | 5 to 8 hours |
| Landed home | Usually split across two cleaners or two sessions |
If you are not sure which bracket you fall into, our guide on how many hours of cleaning you need explains what pushes the number up or down.
How much does move-out cleaning cost?
We charge by the hour, so the cost follows the time the job actually takes:
- $20 per hour for your first ad-hoc trial session
- $26 per hour for on-demand ad-hoc bookings, including same-day service where available
- $23 per hour if you move on to a weekly or fortnightly plan at your new home
There are no agency fees, levies, contracts or hidden charges. As a rough illustration, a 4-room flat that takes six hours on an on-demand booking works out to six times $26. A first-time customer on the trial rate would pay six times $20.
One more thing that keeps the price honest: you provide the cleaning supplies and equipment. That means no mark-ups on products, and you choose exactly what is used, which matters if you are handing back a unit with marble, timber or other surfaces that need specific cleaners. Our cleaning supplies checklist lists what to leave out on the day.
When to schedule the clean
Timing is where most moves go wrong. A few rules of thumb:
- Book after the movers, not before. Movers drag dust in and scuff floors. A clean done the day before they arrive will need redoing.
- Leave a buffer before handover. Aim to finish the clean at least a day before the final inspection, so there is time to deal with anything the inspection turns up.
- Keep water and electricity on. A cleaner can't do much in a flat with no water or lights. Schedule the utilities cut-off for after the clean.
- Do the move-in clean before you unpack. Cleaning an empty kitchen takes a fraction of the time it takes once boxes are stacked against the cabinets.
- Book early around peak periods. End-of-month handovers and the weeks before Chinese New Year fill up fast.
Common move-out mistakes
- Forgetting cabinet interiors. Buyers and landlords open everything. Crumbs and grease rings inside drawers are the most common complaint.
- Ignoring the service yard. The area around the washing machine collects lint, detergent residue and mould. See our tips on service yard and laundry area cleaning.
- Leaving mould on ceilings and window frames. In Singapore's humidity, a unit that sits empty with windows shut can grow mould within weeks. Our guide to mould on walls and ceilings covers removal and prevention.
- Using the wrong product on stone. Acidic cleaners etch marble and some tiles. When in doubt, check our marble floor cleaning guide first.
- Leaving rubbish behind. Bulky items take time to dispose of. Arrange removal well before the cleaning day.
Move-out cleaning vs deep cleaning vs post-renovation cleaning
These three get confused. A deep clean resets an occupied home and works around your furniture; our deep cleaning guide covers that in detail. A move-out clean is a deep clean on an empty home, with extra attention on cabinet interiors and handover standards. A post-renovation clean deals with fine construction dust, paint specks and adhesive residue, which needs a different approach. See the ultimate guide to post-renovation cleaning in Singapore if you have just renovated.
Frequently asked questions
Do I need to be home during a move-out clean?
Not for the whole session. Many customers let the cleaner in, do a quick walk-through of priorities, and come back at the end to check the work. You'll need to arrange access and make sure the supplies are on site.
Can the cleaner clean inside the fridge and oven?
The inside of an empty, switched-off fridge can be wiped down as part of a move-out clean. Oven interiors with baked-on grease take much longer, so mention them when booking and allow extra time.
Is one cleaner enough for a 5-room flat?
One cleaner can do it, but it may run to a full day. For a tight handover deadline, two cleaners working together finish faster for roughly the same total hours.
Will a move-out clean remove old stains on grout and walls?
Most surface grime, mould spots and limescale come off with the right products and time. Stains that have soaked into grout or paint may lighten but not disappear, and those usually need regrouting or repainting.
Do your cleaners bring the supplies?
No. You provide the cleaning products and equipment, so there are no mark-ups and you know exactly what has been used on your surfaces. We can tell you what to have ready when you book.
