Tampines at a glance: why homes here need different things
Tampines is one of the biggest HDB towns in the east and also its regional centre. HDB started building the town in the late 1970s and 1980s, and much of the housing around Tampines Central, Tampines Street 21 to 45 and the Simei edge dates from that period. Many of these flats are generous 4-room, 5-room and executive units. Large families live in them, and some have lived in the same flat for decades.
North of Tampines Avenue 10 is a different picture. Tampines North is newer, with BTO projects like Tampines GreenRidges completed from 2019 onwards and more blocks still coming up. Expect young couples, first-time owners and a fair amount of nearby construction.
Around the town centre there are also private condos and ECs. They are popular with households who want to be close to Tampines Mall, Century Square, Tampines 1 and Our Tampines Hub, which opened in 2017 as Singapore's first integrated community and lifestyle hub.
Transport is good. The East-West Line stops at Tampines and Simei, and the Downtown Line runs through Tampines West, Tampines and Tampines East. A future Cross Island Line station is planned for Tampines North. Green space includes Sun Plaza Park, Tampines Central Park and Tampines Eco Green.
What actually gets dirty in a Tampines home

In mature-estate flats
- Kitchen grease on older cabinets and tiles. Flats from the 1980s often still have their original or second-generation kitchens. Years of wok cooking leave a sticky film on top of the cabinets, the splashback and the cooker hood exterior.
- Window grilles and sills. Many units have grilles that catch dust from the busy roads and bus routes around the town centre.
- Bathroom grout and floor traps. Older bathrooms have more grout lines and older fittings, so mould and limescale build up faster.
- Service yards. These are useful for laundry but tend to collect lint, dust and damp corners.
In new Tampines North flats
- Fine dust from ongoing construction nearby. It settles on window tracks, ledges and the floor within days.

- Vinyl and laminate floors. Many new owners choose these. They need a damp mop rather than a soaking.
In condos around Tampines Central
- Balconies and sliding doors. Track grime and dust on glass are the usual complaints.
- Larger bathrooms with glass screens. Soap scum shows quickly, especially with hard use by a family.
